The brief

A specialist facility,
on a live campus.

Wairau Valley Special School serves students with complex learning needs. The Ministry of Education needed a new 1,000m² tilt-slab complex built on the existing campus — with zero disruption to teaching, safe separation of site traffic, and no interruption to pickup and drop-off. Access was tight, the site was small, and the programme had to absorb the school calendar.

How we delivered

Heavy lifts around the bell.

As main contractor, we coordinated every trade on site against a programme built around the school day. Heavy lifts were sequenced for before-school and after-hours windows. Site traffic was routed through a dedicated gate with time-banded access. Scope additions came through during the build — from the Ministry and from the school. Every variation was priced in writing and agreed before work proceeded. No PC-sum surprises at handover.

Outcome

Handed over on contract date.

Complex practical completion delivered on the contracted date. Full PS3 producer statement, O&M manuals, and as-built drawings delivered as a single handover package. Zero recorded safety incidents across the full programme on an active, vulnerable-user site.

Standards applied

Four we held, on this job.

01

Scope verified on site, before price

Site captured and assessed before contract pricing. No blind allowances carried into the job.

02

Written variations, priced first

Every scope change priced and agreed in writing before we picked up tools.

03

Term-time delivery

Programme built around the school calendar. Heavy works scheduled to minimise disruption.

04

Clean PS3 handover

PS3, O&M manuals, and as-builts delivered as one package at practical completion.

Client voice
KDB held price through scope changes most contractors would have used to re-open the contract. Programme discipline was exceptional — no disruption to the school term.
